Showhouse throws open its doors

O’Malley Construction has launched the second phase of its ‘Maolchnoc’ development on the western side of Galway City, with the showhouse on open viewing this weekend.

This latest phase of the development on the Ballymoneen Road in Knocknacarra offers a range of two- and three-bed duplex apartment/houses together with three- and four-bedroom spacious houses in a variety of designs, to a high standard using traditional construction methods.

The duplex homes are designed for modern living and offer a spacious open plan living, kitchen and dining area. These modern homes are constructed to the latest building standards with high levels of specification and finishings.

The duplex homes will benefit from an area of communal gardens with designated parking areas.

Concrete floors and stairs to the upper floor of the houses gives greater sound proofing and fire resistance. Underfloor heating is also being provided on the ground floor which will complement the main air source heat pump system and ensure a BER rating of A2 for each home. This is achieved through additional insulation, airtightness, ventilation controls and a highly efficient heating system providing 24/7 hot water and advanced user controls. Internally both the houses and duplex houses/apartments have been designed to emphasise spacious and functional living areas that provide ample storage and comfortable surroundings. Each home comes with a fully-tiled main bathroom and separate en suite off the main bedroom. The interior-designed kitchen comprises a timber structure, painted wood doors, and an option to choose between laminated worktops (included) or natural stone/quartz (upgrade option).

The kitchen and tiling as seen in the showhouse is included as standard for each house and the duplex homes will be finished using similar materials to suit the internal layouts.

Homeowners will also benefit from. 1.2 acres of public open space as part of the development, including an exercise equipped play area, new cycle paths, mature trees, and ecological features to encourage the use of the open spaces by wildlife and pollinators.

The scheme includes a creche and commercial units for on-site convenience.

‘Maolchnoc’ is registered with the Help to Buy (HTB) scheme and First Time Buyers may currently avail of up to €30,000 of Tax refund, if they qualify.

Prices start at €330,000 and there will be 2 & 3 bedroomed duplex homes available together with 3 & 4 bedroomed semi-detached and terraced houses.
