Ballinamana House

A beautiful period house in Clarinbridge – set on 40 acres and with stunning views of Dunbulcaun Bay – has come on the market.

Ballinamana House is a large five-bed house situated one mile from Clarinbridge village on the Wild Atlantic Way.

The grounds boast tall, century old chestnut and beech trees along with a sweeping entrance.

Also unique to this estate is a third-of-a-mile of road and sea frontage which meanders along the Clarinbridge River/Estuary, offering stunning views of Dunbulcaun Bay to the West.

The land comprises 25 acres with the house on the shore side and 15 acres across the road.

The house itself is believed to have been in existence since the 1700s and burned at least once in the period since construction, in 1922, after which it was rebuilt as the present house.

For this reason, it boasts thick stone walls, high ceilings and large rooms throughout.

Joint selling agent Colm O’Donnellan said: “This is an exciting opportunity to acquire a large period house just 11 miles from Galway, with adjoining lands, extensive shore and road frontage. Properties of this calibre are unlikely to ever come on the market again.”

The accommodation includes a fully-equipped galley kitchen; a large conservatory and five bedrooms (each with hand basins). The master bedroom has a built-in shower, hand basin and adjoining dressing room.

Features of the property include 2’4″ thick exterior stone walls and 10 foot high ceilings on the ground floor. There are two original fireplaces with carved African Blackwood surrounds and the sash sliding windows are period style and double-glazed.

The central heating is oil-fired and range-fired.

The dining and drawing rooms feature engineered cherrywood floors.

Outside, there is ample parking, and the property sets at the end of a tree-lined driveway. There are large gardens, including three sizeable, well-maintained lawns.

The asking price is €1.2m. The BER Rating is F. For further information, contact O’Donnellan & Joyce Auctioneers on 091 564212 or Tom Brett Auctioneers on 091 567890.

Galway Real Estate and Noel P Regan Developments have launched Gleann na bhFear, a development of 14 detached four-bed houses located in Furbo.

High specification finishes include triple-glazed energy efficient doors and window systems and integrated air-to-water heat source with underfloor heating to both ground and first floors.

There are pressurised water systems, with integrated shower systems and HRV (Heat Recovery Ventilation) systems to the whole house.

The properties also have a high electrical and plumbing specification throughout and there are generous allowances for kitchens, wood flooring and tiling. There are paved patio areas and tarmacadam driveways and stone front boundary walls.
