Athenry farmland could hit €20,000 an acre mark

IT mightn’t leave you much change out of a half-million euro . . . but a 24-acre holding near Athenry represents a once-off chance to acquire a chunk of the best farmland in the county.

Situated opposite the Teagasc HQ on the Athenry to Derrydonnell Road at Cloran, the land is of excellent quality with barley harvested on it last year.

Farrell Auctioneers, Valuers and Estate Agents, Gort, are in charge of the private treaty sale with a guide price of €20,000 per acre.

The land has road frontage onto the Athenry/Galway Road R348/R446 via Oranmore and is also served by a cul-de-sac local road – L71601 – with potential for planning.

Auctioneer Colm Farrell told the Farming Tribune that this high quality portion of land was set to attract a lot of interest given its proximity to Athenry, Oranmore, Galway and the motorway network.

“Athenry is a booming town with an absolute prime location in the centre of Galway. This land definitely has potential for an astute investor, who knows how to go about maximising this potential,” said Colm Farrell.

He added that another piece of land recent sold in the same general area had made €23,000 per acre which was a clear indication of the demand for such properties.

“From a farming perspective, this is some of the best land in the county either for tillage or grassland purposes – it also has livestock handling facilities and two storage sheds,” said Colm Farrell.

Located just over a mile away from Athenry town, the holding is also just a few minutes journey to the site of the new €300 million Dexcom plant currently under construction which is expected to provide up to 1,000 local  jobs.

Athenry is strategically located approximately 20km east of Galway City and on the junction of the M6 (Galway Dublin) and M17/M18 (Limerick/Sligo) motorways, and is also well served by rail, being on the Galway/Dublin/Limerick routes and will most likely be a destination on the Western Railway Corridor.

Two local second level colleges in Athenry catering for approximately 2,500 students were completed in the last five years in addition to a Gaelscoil.

The area benefits from good Broadband and associated infrastructure. Uisce Eireann is investing in upgrading the Waste Water Treatment Plant, to expand capacity and improve water quality.

In the current Galway County Development plan 2022-28, Athenry has achieved an elevated position and is identified as an area of Strategic Development Potential, particularly in terms of Industry and Investment on a regional scale.
